1. Booking, Payments, & Guest Numbers

• Strict Non-Refundable Policy: All bookings are strictly non-refundable. Once a reservation is confirmed and payment is processed, no refunds will be issued for cancellations, no-shows, shortened stays, or early departures under any circumstances. We highly advise purchasing comprehensive travel insurance to protect your trip.

• Maximum Occupancy: Only the exact number of guests registered on the booking are permitted on the property overnight. Unregistered overnight guests are strictly prohibited. You may have visitors during daytime hours only.

• Non-Transferable Bookings: Bookings cannot be resold, reassigned, or transferred to another party without prior written consent from the host.

• Inaccurate Information: Providing false details during booking (such as underreporting guest counts or lying about intent) will result in immediate cancellation without a refund.

• Unavailability Clause: If the cottage becomes uninhabitable due to unforeseen events (e.g., plumbing failure, storm damage), the host’s liability is strictly limited to a full refund of the amount paid.

• Payment Failure: Failure to pay the final balance upon booking or within 60 minutes of booking will result in booking cancellation.

• Age: At least one guest must be 21 years or older on check in. Bookers must be 18 years old or older.

2. Arrival, Departure, & Security

• Strict Check-In Windows: Early check-ins are not permitted unless explicitly pre-arranged, as it disrupts professional cleaning schedules. Check in time is 1600 earliest.

• Check in Details: Your host will send you check in details and lockbox code the day before arrival via email and whatsapp as we operate a self checkin process. In person check in is only available on request.

• Overstay Penalty: Guests who do not vacate the cottage by the specified check-out time -1100- will be charged a penalty of €50 per half-hour until departure.

• Lockout & Key Replacement Fees: Lost physical keys, unreturned gate remotes, or emergency lockout service requests will incur a replacement fee of €150.

• Securing the Property: Guests must lock all windows and doors, turn off all non-essential utilities whenever they leave the cottage unattended.

• Check Out Procedure: The checkout procedure is posted clearly in multiple languages in the kitchen of all cottages/units. Guests are requested to complete all actions. Any excessive cleaning requirments may result in additional charges. The property should be locked up securely and keys returned to the lockbox. A message should be sent to the host upon departure.

3. Core House Rules & Infractions

• No Smoking: Smoking and vaping are strictly prohibited inside the cottages, on the decks, and near any doors or windows. A cleaning fee of €250 will be charged if infractions occur. Dedicated smoking areas exist near your accommodation. Vapes should be disposed of correctly.

• No Parties: Commercial events, bachelor/bachelorette parties, stags, hens, debutants, large gatherings that exceed 5+ visitors are not permitted. If the host determines a party is booked then immediate check out will occur without refund.

• Quiet Hours: Noise levels must be kept to a minimum during quiet hours from 10:00 PM to 8:00 AM to respect neighbours and other guests.

4. Cleanliness & Maintenance

• Clean House After Use: Guests must leave the cottage in a clean and tidy state after use. All dishes, pots, and pans must be washed, dried, removed from dishwasher and put away before departure.

• Trash Removal: All garbage must be bagged and taken out to the designated outdoor bins before departure. Do not leave food rubbish inside the cottage.

• No Furniture Rearranging: Moving indoor furniture, electronics, or bedding between rooms or to outdoor areas is prohibited and will incur a resetting fee.

• Stain & Damage Remediation: Stains on linens, towels, rugs, or upholstery requiring specialist professional cleaning or replacement will be charged back to the guest at cost.

• Septic System Rules: Our property is on a special septic system, only toilet paper may be flushed. Flushing wet wipes, feminine products, or grease down the drains will result in a full plumbing repair charge.

• Maintenance Access: The host or authorized maintenance staff reserve the right to enter the cottage at reasonable times for urgent repairs, landscaping, or safety inspections. The property is always undergoing lanscaping and upkeep, should noise be interruptive please advise your host and work will be postponed if possible.

5. Utilities, Tech, & Electronics

• Electric Vehicle Charging: Charging electric vehicles (EVs) from standard household cottage outlets is strictly prohibited. Unapproved charging will result in a €100 utility fee.

• Internet Abuse: The provided Wi-Fi must not be used for illegal downloading, torrenting, or commercial activities. The host accepts no responsibility for temporary internet outages.

• Heating Management: Central heating must be turned off when doors or windows are left open to prevent system damage and energy waste.

6. Outdoor, Grounds, & Liability Risks

• Limitation of Liability: The host accepts no liability for personal injury, illness, medical emergencies, or loss/damage to personal property while guests or their visitors are in the cottages or on the grounds.

• Water Equipment Risk: Guests use any available water equipment (boats, kayaks, paddleboards, life vests) entirely at their own risk.

• Lake/Waterways Risk: Guest acknowledge by accepting these terms and conditions that they and their party and any visitors enter in or on Derryhick Lake and any adjacent waterways at their own risk. Derryhick Escape T/A Camp Nazo LTD are not liable for any injury, loss of life or harm incurred while visiting our grounds and entering the lake from our grounds or through use of our watercraft.

• Playground & Grounds Risk: Use of the playground, common areas, and outdoor grounds is done so at the guest's own risk. Grounds are uneven as is the landscape therefore children must be supervised by an adult at all times.

• Amenities Use: Use of saunas, hot tubs, yoga/public room are at guests and visitors own risk. Users are expected to leave amenities as clean and tidy as they were found. Extra charges may be applied to guests should extensive cleaning be required outside normal operations. Guests must follow posted instructions at all times and use may be restricted/removed for breach of house rules.

• Fire: Firepits are available for use on the grounds. Only use these areas for camp fires. On occasion your host will advise of fire bans. Should you not adhere to advisories and initiate a fire event on the grounds or in the neighbouring protected boglands you will be liable and may face prosecution as a result. Similar condition applies to Barbecue use.

• Fireplace: We do not allow real fires in any of our units, the chimneys are blocked and lighting a fire is a severe breach of house rules and will result in immediate check out and potential damages costs.

• No Camping or Extra Units: Pitching tents, parking campervans, or setting up pop-up trailers on the grounds to accommodate extra guests is strictly banned.

• No Unregistered Vehicles: Only vehicles of registered guests may park on the property overnight. Guests must park in the assigned car park. There is strictly no parking in front of the cottages for guest safety and a legal right of way. No parking or traversing is permitted on lawns, pathways, or blocking shared access roads. Failure to comply with parking will result in immediate check out and no refund.

• Drone Usage: The operation of drones or any unmanned aerial vehicles (UAVs) on or over the grounds is only permitted after gaining written permission from the owner.

• Recording: No recording, filming, commercial content creation of any description is permitted within properties or around the grounds. This includes all adult materials.

• Wildlife & Resident Donkeys: Guests must not feed, disturb, or harm our resident sanctuary Donkeys, neighbouring farm animals, or any of our wonderful wildlife.
